Why Ski Season Prep Starts Now: A Mid-Summer Reminder for Steamboat Owners

Maintenance windows are closing. Here's what to do in the next 60 days.

Ski season feels far away in late July. It's 80 degrees, the trails are dry, and you're planning weekend BBQs. But ski season prep — for property owners, buyers, and sellers — actually starts now. The people who wait until October regret it every single year.

Here's why.

For Property Owners: The Maintenance Window Is Closing

Once winter arrives, mountain-region maintenance becomes exponentially harder and more expensive. Any exterior work you want done before snow flies needs to be scheduled now.

Priority items with tightening windows:

Roof work. Any repairs, gutter cleaning, chimney work, or roof-related items should be complete by early October. Contractors get booked. Weather can shift early.

Deck maintenance. Restaining a deck in October is possible but weather-dependent. Now is optimal.

Siding and exterior paint. Paint doesn't cure well in cold. Get exterior work done by September.

Driveway seal or repair. Asphalt work needs warm temperatures. Get it done now.

Snow removal contracts. Sign your snow removal contract in August or September. Waiting until November means limited availability and higher prices.

Furnace tune-up. Do it before the first cold snap. Contractors are busier and more expensive in October.

Wildfire mitigation. Fall is the best time to finish defensible space work you started earlier.

If you're considering listing in October-November-December:

Take listing photos now. Fall foliage window is short. Miss it and you're stuck with dead-of-winter or leftover summer photos.

Complete cosmetic prep before Labor Day. Painting, staging, deferred maintenance — all before the fall listing.

Confirm winter systems. Furnace, water heater, snow removal contracts — all in place before you list.

Get inspections done proactively. Address issues before buyers find them.

For Buyers: Late-Summer Shopping Is Underrated

Late July through August is one of the underrated windows for buyers:

Sellers who missed the summer window are motivated. Properties listed in June that haven't sold are open to negotiation.

Family buyers are exiting. School starts in August. Family segment demand drops. If you're not competing with families, you have less competition.

Fall inventory is coming. Some sellers list in late August or September. Being ready to move fast gives you first look.

You have time before winter to close and settle in. Under contract now = closed by fall = moved in before snow.

The Ski Season Purchase Timeline

If your goal is to own a Steamboat property in time for ski season:

Now (mid-July): Property scouting and offers. Aim to be under contract by end of August.

September: Inspection, appraisal, financing.

Early October: Close and take possession.

Utility accounts transfer to your name — set up new accounts before closing.

Emergency response — who do you call if something breaks in January when you're not there?

Winterization protocols — understand what needs to happen when you leave the property vacant.

Property monitoring — smart thermostats, water alarms, cameras. Set up before winter.

Neighbor introductions — introduce yourself to nearby neighbors. They're your eyes on the property.

Snow Removal: The Underrated Issue

Snow removal contracts fill up:

In-town properties typically have city plowing of streets, private removal of driveways. Contractors booked by early fall.

Rural properties rely entirely on private removal or self-plowing. Longer driveways need substantial arrangements.

Roof snow load management — some properties need active snow removal from roofs in heavy years. Line up who does this.

HOA-included plowing — verify what your HOA covers. Sometimes streets but not sidewalks or your specific driveway.

Sign contracts by September. Verify pricing, response time, and what's covered.

Firewood and Utility Prep

Firewood — order now. Delivered wood needs to cure before burning cleanly.

Propane tanks — top off in fall for winter delivery scheduling.
