The 4th of July weekend is behind us. Buyer traffic is at its highest of the year, and the next 4-6 weeks are the most active real estate window we get in Steamboat. Here's the read on the market right now for anyone actively engaged.
What's Happening This Week
Buyer volume peaks around July 4 and stays high through mid-August. Right now, agents (myself included) are running showings back-to-back, negotiating multiple offer situations on well-priced properties, and coordinating with lenders and inspectors who are working overtime.
Sellers who prepped well and priced correctly are getting activity. Sellers who didn't are wondering why their property is being skipped.
For Buyers: How to Compete Now
The market is competitive on the right properties. To win:
Have your financing pre-approved with a local lender. Sellers give more weight to offers from lenders they trust. National online-only lenders sometimes underperform on Steamboat closings.
Write clean offers. Fewer contingencies, reasonable inspection periods, financial capability documented. Sellers reward simplicity.
Move fast on the right property. Well-priced homes in desirable neighborhoods can go under contract in a week. If you love it, offer within 48 hours.
Don't overpay for average. The market rewards patience on average properties. Only stretch on truly great ones.
Use a local agent. If you're working with an out-of-area agent, your representation is weaker in this market. Local agents have relationships with listing agents, inspectors, and lenders that matter.
For Sellers: How to Maximize Right Now
You're in the strongest window of the year. Don't waste it:
Price to move. Aspirational pricing kills momentum. Price at the comp, get multiple offers, negotiate up.
Prep is non-negotiable. Freshly cleaned, decluttered, minor cosmetic fixes done. Professional photos current within 30 days.
Be flexible on showings. Every showing you decline is a potential offer you didn't get. Weekends should be wide open.
Consider an open house. In-town properties benefit from open houses this time of year. Foot traffic is real.
Don't be too aggressive on negotiation. Getting a strong offer and then playing hardball costs you buyers. Reasonable counters keep deals alive.
What's Selling Fast
Recent activity from my window on the market:
Resort area 2-3 bedroom condos with STR eligibility. Moving fast. Buyers who've been analyzing STR economics all spring pulled the trigger over the holiday.
Old Town cottages and small SFR. Consistent demand. Well-prepared properties under $1.5M going in a week.
Walton Creek family homes. Family buyers from Front Range picking these up.
Mountain Vista townhomes. Local buyer demand strong.
What's Sitting
Overpriced luxury above $3M. Reduce or wait.
Tired condos in older buildings with high HOAs. Getting priced down as buyers factor renovation costs.
Land in outlying areas. Uncertainty about construction costs and timelines slowing this segment.
Unfinished basements marketed as "potential." Buyers want finished space or clearly-quoted upgrade costs.
What's Coming in the Next Few Weeks
July 10-31: Peak buyer volume. Prime negotiating window.
August 1-15: Slight cooling as family buyers exit for back-to-school. Investor and retiree buyers continue.
August 15-31: Notable slowdown. Some sellers reduce prices for late-summer traction.
September: Fall buyer segment emerges. Different profile — more retirees, more year-round-lifestyle buyers.
Interest Rates and Financing
Mortgage rates remain the key financing variable. Second-home buyers using jumbo loans face rates that are stable but not cheap. Cash buyers continue to win competitive situations.
Financing tip: If you're buying with financing, get pre-approval with two lenders. Rates and terms can vary meaningfully. Having a backup lender lined up protects your deal.
The 4th of July Read
Every year I use the week after July 4 as a data point for how the summer is going. This year: solid. Not crazy busy. Not slow. Right in the middle. Deals happening, price discovery working, buyers and sellers reaching reasonable middles.
That's a healthy market indicator. Beats the extremes of the last few years.
Specific Segments to Watch
If I were watching one thing: STR-eligible resort properties. Investor demand held through Q2 despite tighter regulations elsewhere in Colorado and nationally. Steamboat's STR economics are still viable on the right property. Expect this segment to lead the fall market too.
