From a distance they look similar — both are on the resort side, both have skier access, both attract second-home and investor buyers. But they're actually quite different neighborhoods, with different price points, different vibes, and different buyer profiles.

Mountain Area
Mountain Area is the bigger, more established of the two. It runs from roughly the gondola base up the hillside, with neighborhoods like Mt. Werner, Whistler Park, and the area along Mt. Werner Circle.
Who buys there: Skiers who want gondola access in five minutes or less. Second-home buyers who want resort lifestyle without committing to a slope-side condo. Investors running mid-to-upper STR properties.
Price range (May 2026):
- Condos: $700K-$1.5M depending on size and ski-in/ski-out access
- Single-family homes: $1.5M-$5M+
- Luxury homes with direct mountain views or trail access: $4M-$10M+
Vibe: Quieter than the actual ski base, but very much oriented around the mountain. You'll see a lot of second-home owners, weekend skiers, and renters cycling through the STRs. It's not really a "neighborhood" in the way Old Town is — people don't necessarily know each other.
Pros: Best ski access in the valley. Strong STR demand and rental performance. Easy walk or shuttle to gondola. Solid resale value.
Cons: Higher HOA fees on condos and townhomes ($10K-$25K/year is common). Tourist-heavy feel in peak season. Less local community vibe. More restrictive HOA rules in some sub-neighborhoods.
Walton Creek
Walton Creek is more residential, more local, and quieter. It sits south of the gondola, off Walton Creek Road, and stretches into pockets like Walton Pond.
Who buys there: Primary residents who want resort proximity without resort chaos. Second-home buyers who use the property regularly themselves and rent rarely. Buyers who want trail access to the Yampa and biking paths.
Price range (May 2026):
- Condos: $500K-$900K
- Single-family homes: $900K-$2.5M
- Custom homes with larger lots: $2M-$4M
Vibe: More residential. You see families, kids on bikes, dogs, locals walking trails after work. There's a quieter community feel that Mountain Area doesn't really have.
Pros: More affordable per square foot than Mountain Area. Stronger sense of community. Access to the Yampa River Trail and Walton Pond. Often larger lots and more privacy. Easier parking, less tourist traffic.
Cons: Slightly further to the gondola — 5-10 minute drive vs. walk. Less STR demand and lower nightly rates if you're investing. Fewer ski-in/ski-out options. Some areas have STR restrictions.
Investment / STR Considerations
If you're buying for income, Mountain Area is the play. Higher nightly rates, higher occupancy, more demand from out-of-state vacation renters. Walton Creek STRs work but they're a different audience — more families, longer stays, lower turnover.
If you're buying primary or second-home without rental income as a goal, Walton Creek is often the better value. You're paying less for similar square footage, in a quieter setting, with arguably better quality of life.

- You ski 30+ days/year and want walking access to the lift? Mountain Area condo or townhome.
- You're investing for STR income with limited personal use? Mountain Area.
- You want a primary residence with community feel and lower carrying cost? Walton Creek.
- You want a second home for family weekends, summer use, kids riding bikes? Walton Creek.
- You want luxury and ski-in/ski-out, money is no object? Mountain Area luxury homes or specific ski-in condo buildings.
